Quick answer

Roof cost is measured area × agreed rates plus separately quoted items. For a hypothetical 100 m² roof at R500/m² materials and R300/m² labour, plus R10,000 fixed work, the subtotal is R90,000. These example prices are not current market rates.

How it works

Use the Roof Cost Calculator South Africa to build an itemised budget from your measured roof area and current quotes. Include covering materials, labour, structure, removal, access and other agreed work. All prices start unpriced, so the result reflects what you enter.

Formula

Subtotal = net quoted roof m² × (removal rate + material rate + labour rate) + fixed quotes. Contingency = subtotal × entered %. Total = subtotal + contingency + any explicitly added VAT.

Assumptions and common mistakes

Check units, input values and the method before relying on an estimate. Review the existing tool notes and official sources below.

Formula

Subtotal = net quoted roof m² × (removal rate + material rate + labour rate) + fixed quotes. Contingency = subtotal × entered %. Total = subtotal + contingency + any explicitly added VAT.

Budget stepCalculation
Sloping roof areaMeasured total, or horizontal projection ÷ cos(pitch)

ReserveEntered subtotal × chosen contingency %
VATNo extra tax in inclusive mode; explicit entered rate in exclusive mode

How to use the roof cost calculator

Choose the project scope and roof system, then enter known total sloping roof area or a horizontal roof projection with one common pitch. Scope and system selections record the project without changing prices. Enter only current quoted rates and fixed totals. Keep the same scope and VAT basis across quotes and avoid repeating an item already included in a rate.

Measure roof area rather than bedrooms

A 3 bedroom house can have many footprints and roof shapes. The total sloping roof area also depends on pitch, overhangs, additions and roof planes. In plan mode, area equals horizontal roof projection length × width × identical count ÷ cosine of pitch. Include overhangs in the projection. Do not apply this correction to an already sloping measurement. For different pitches, measure each plane and use their combined area.

Roof cost per m² and deductions

All entered area rates use the same net sloping roof area after deductions. Deduct an opening only if the quotation excludes that area. Confirm whether the contractor prices gross area, net area, minimum job size or another basis before using the tool. The displayed budget per m² includes the entered fixed costs and contingency, so it is not just the covering price or a national benchmark.

Metal roof vs tile roof cost in South Africa

Compare the exact metal sheet, steel shingle, standing seam, concrete tile or clay tile specification, rather than treating tin or zinc as one product. Match installed coverage, coating, accessories, insulation, fixings, support and labour scope. Tile unit prices alone do not establish the full roof price. Use the Roof Tile Calculator for product-specific purchasing quantities and bring a confirmed covering quote into this budget.

New roofs, trusses and replacements

Price structure or repairs, covering, underlay, flashings, fasteners, access, delivery and ordinary disposal separately where not already included. Replacement can also need temporary protection and repair of hidden defects. The calculator does not choose truss sizes or prove an existing structure can support a new covering. Obtain the appropriate assessment and confirm design, inspection and approval requirements for the actual work.

Thatch conversion and asbestos roof replacement

Converting thatch to tiles is a change of roof system, not only a new price per tile. Support, geometry, detailing and approval needs require assessment. Suspected asbestos needs identification and specialist advice before disturbance. Enter an appropriately scoped specialist quote for asbestos work, and avoid also charging that same work in ordinary removal. No demolition, cleaning or disposal procedure is provided here.

Patio, garage, shed, flat and concrete roofs

Use each roof’s actual measured area and selected construction system. A patio or garage may need new support, foundations, gutters or wall connections outside the covering quote. Flat roofs still require specified drainage and waterproofing details. Reinforced concrete roof costs need an engineered scope for concrete, steel, formwork and waterproofing; a sheet-roof rate cannot replace that design. Calculate different roofs separately when rates or systems differ.

Painting, pressure washing and solar costs

Enter separately quoted work for preparation, suitable coatings, access or solar-related installation. Cleaning and painting do not automatically repair leaks or structural defects. Confirm roof and product condition before agreeing a cleaning method; do not assume pressure washing is appropriate, especially where asbestos is suspected. Solar-related work needs its own roof assessment, mounting, weatherproofing and electrical scope. The calculator does not size a solar system or infer its price.

VAT, contingency and the worked budget

Using the hypothetical R90,000 subtotal above, a chosen 10% contingency adds R9,000. With no further VAT to add, the budget is R99,000. If all entered amounts exclude VAT and an entered 15% rate applies, the planning gross-up is R14,850 and total R113,850. The contingency is a reserve, not an invoice. Actual VAT follows supplier invoices; reconcile mixed VAT bases before entry. Zero lines remain unpriced and can mean the budget is incomplete.

Frequently asked questions

How much does a new roof cost in South Africa?

Use measured roof area and current itemised local quotes. Covering, structure, pitch, access and scope change the total; this calculator does not publish one national average.

Can I estimate a 3 bedroom house roof from bedroom count?

No. Bedroom count does not establish roof area, pitch, overhangs or structure. Use measured roof planes or a confirmed horizontal roof projection with a common pitch.

Is roof cost per m² based on the house floor area?

This tool uses net sloping roof area after entered deductions. It is not house floor area. Confirm the measurement and inclusions used in the contractor rate.

Is a metal roof cheaper than a tile roof?

Not in every project. Compare complete like-for-like quotes including structure, covering, accessories, insulation, labour, access and maintenance scope.

Does selecting thatch, steel or flat roof set a price?

No. The selection records the quoted system. Enter its actual rates and fixed quotes; there are no preset market prices or material multipliers.

Can I include asbestos roof replacement costs?

Yes, as a specialist quote alongside the separate replacement scope. Have suspected material assessed and use the required qualified parties and applicable work controls. This tool does not identify asbestos or provide a removal method.

Does the calculator add VAT twice?

No extra VAT is added in inclusive mode. Exclusive mode adds the entered percentage to the subtotal plus the planning reserve. Use one consistent VAT basis and check actual supplier invoices.

Does the tool calculate a solar installation price?

No. It only adds a separately entered solar-related quote. Solar design, roof assessment, equipment, electrical work and commissioning need their own confirmed scope.
